Full concrete demolition and replacement is disruptive, loud, expensive, and generates significant disposal waste. For homeowners with driveways or patios that are structurally sound but visually tired — faded color, surface staining, a dated finish, minor surface cracking — a concrete overlay delivers a new decorative surface without any of that.
What Overlays Are (and What They're Not)
Concrete overlays are thin, polymer-modified concrete coatings — typically ranging from a fraction of an inch up to about one inch thick — applied directly over an existing, properly prepared slab. The polymer modification gives the overlay exceptional bonding strength and flexibility, allowing it to adhere reliably to the existing concrete and flex slightly without delaminating.
Overlays can be stamped, stained, textured, or broom-finished just like a fresh pour. From a visual standpoint, the finished product is indistinguishable from a new decorative slab.
What overlays are not: a structural repair. Overlays work over sound concrete. They do not fix slabs with significant structural cracking, active settlement, heaving caused by soil movement, or deteriorated sub-base conditions. Applying an overlay over a failing slab produces a new-looking surface that will show the same structural problems within a short time.
How to Know if Your Slab is an Overlay Candidate
The honest assessment a Guild contractor performs before recommending an overlay versus replacement:
- Surface staining, fading, or cosmetic wear with no structural cracking → strong overlay candidate
- Minor shrinkage cracks at control joints, no differential settlement → overlay candidate with joint treatment
- Cracks with differential movement (one side higher than the other), or visible heaving/settling → structural issue; overlay not appropriate; replacement or sub-base remediation required first
- Slab still structurally sound but heavily coated with old paint, epoxy, or sealers → overlay possible, but requires surface preparation (diamond grinding) to ensure proper bonding
The Texas-Specific Consideration
In North and Central Texas, active Blackland Prairie clay soil causes ongoing movement under some slabs — movement that will telegraph through an overlay if it isn't first addressed. Before recommending an overlay for a Texas property, the site visit needs to assess soil behavior: if the existing slab has moved in response to clay cycling and continues to move seasonally, an overlay is not the right solution.
